This Privacy Policy explains how Oleksii Humaniuk, a REALTOR® and licensed mortgage broker with RE/MAX Performance Realty ("we," "us," or "our"), collects, uses, and shares information when you visit humaniuk.homes (the "Site") or use its tools and forms. By using the Site, you agree to the practices described here.

Information we collect

Information you provide. When you fill out a contact form, book a consultation, request a home valuation, subscribe to updates, or use the Buyer Financing Estimator, you may give us your name, email address, phone number, and details about your home search or finances (such as income range, monthly debts, credit-score range, and down-payment amount). You provide this information voluntarily.

Information collected automatically. Like most websites, we and our service providers automatically collect certain technical data when you browse — including your IP address, browser and device type, pages viewed, referring website, and the dates and times of your visits — through cookies and similar technologies.

Property-search information. Our property search and listings are powered by a third-party IDX provider (IDX Broker). When you search listings, save favorites, or create a saved search, information about your searches and any account you create may be collected and processed by that provider under its own privacy policy.

How we use your information

We use the information we collect to respond to your inquiries and requests; provide real estate and mortgage-related services; follow up with you about your home search, financing, or a property of interest; operate, maintain, and improve the Site; send you updates or marketing communications where you have asked to receive them; and comply with our legal and professional obligations.

The Buyer Financing Estimator provides educational estimates only. The figures you enter are used to generate an on-screen approximation and to help us assist you; they are not a credit application, do not result in a credit check, and are not a loan approval or commitment.

Cookies and analytics

We use cookies and analytics tools to understand how visitors use the Site and to improve its performance. You can set your browser to refuse some or all cookies, or to alert you when cookies are being sent; if you do, some parts of the Site may not function properly. Some browsers offer a "Do Not Track" signal; because there is no common industry standard for responding to these signals, the Site does not currently respond to them.

How we share your information

We do not sell your personal information. We share it only as needed to provide our services and run the Site, including with: our customer-relationship-management provider (Follow Up Boss) so we can respond to and manage your inquiry; our IDX/listings provider (IDX Broker); email, hosting, and analytics providers who process data on our behalf; and RE/MAX Performance Realty, the brokerage under which we are licensed. We may also disclose information when required by law, to enforce our agreements, or to protect the rights, safety, and property of you, us, or others.

Data retention

We keep your information for as long as needed to provide our services, maintain our business records, and meet legal, tax, or regulatory requirements, after which it is deleted or de-identified.

Your choices and rights

You can opt out of marketing emails at any time by using the unsubscribe link in any message or by contacting us. You may also ask us to access, correct, or delete the personal information we hold about you, and we will respond as required by applicable law.

Virginia residents. Under the Virginia Consumer Data Protection Act, Virginia residents may have the right to confirm whether we process their personal data; to access, correct, or delete it; to obtain a copy of it; and to opt out of certain processing such as targeted advertising or the "sale" of personal data. We do not sell personal data. To exercise any of these rights, contact us using the details below; you also have the right to appeal a decision we make about your request.

Security

We use reasonable administrative and technical safeguards to protect your information. However, no method of transmission over the Internet or electronic storage is completely secure, so we cannot guarantee absolute security. Please do not send sensitive information such as full Social Security numbers or complete bank or card numbers through the Site's forms.

Children's privacy

The Site is intended for adults and is not directed to children under 16. We do not knowingly collect personal information from children. If you believe a child has provided us information, please contact us and we will delete it.
